The “PTIN” Problem (Read this first!)
Before you even open the website, make sure you have your 10-digit PTIN number. If you’re in one of the newer villas or apartments near the ORR, you probably have it on your documents.
But, if your house was part of the old Gram Panchayat before Bandlaguda Jagir became a corporation, your old number might not work.

The Fix: Go to the CDMA Telangana portal and look for the “Search for Merged GP” option. You’ll need to select your old village name to find your new 10-digit PTIN. If you don’t do this, the system will just keep saying “Record Not Found” which is incredibly annoying.
How to Pay Online (Step-by-Step)

Go to the Official Link: Don’t just Google “tax payment” because you’ll find a million random ads. Use the official BJMC portal or go straight to the CDMA Telangana e-Municipal site.

Enter your PTIN: Select “Bandlaguda Jagir” from the list of ULBs (Urban Local Bodies).

Check the Dues: Once you enter your number, it should show your name and the amount. Check the name twice! Sometimes the spelling is weirdly wrong in the government records.

Payment: You can use UPI, Net Banking, or Credit Cards. I’d suggest UPI (GPay/PhonePe) because it usually doesn’t fail as much as the credit card gateway.

Receipt: Save the PDF! I can’t stress this enough. Sometimes the “success” message shows up but the email never comes.

If you’re reading this in April, pay it right now. The government usually gives a 5% discount if you pay the full year’s tax before April 30th. It’s basically a free lunch just for being early. If you wait until after July or October, they start adding a 2% penalty every month… and that adds up real fast.
What if you hate using the Internet?
I get it, sometimes the site just crashes. If you want to do it the old-school way, you can go to the Municipal Office near Abhyudaya Nagar (Suncity area).
